All appraisal inspections are conducted by a licensed, approved field appraiser. Both an interior and exterior inspection of the subject property will be completed( unless Drivy-by). Herold Appraisal Group will provide a summary report complete with a URAR form, subject photographs, a subject sketch, comparable photography (via inspection or other data sources), a comparable location map, and signed statement of limiting conditions. 

FNMA 1004 Full Residential Appraisal:

This report provides an interior and exterior inspection of the subject property and an exterior inspection of the comparable sales.  The appraisal reports on the condition of the neighborhood and subject site, includes an adjustment grid in the Sales Comparison Analysis, reports on typical marketing time in the area for similar properties and provides property profile (ex. Number of bedrooms and bathrooms).  The appraisal will comment on the subject's compatibility with other properties in the neighborhood, including general appearance and appeal to the market.  The appraisal includes interior and exterior photography of the subject, photography of the comaprables, interior sketch, flood map, location map, zoning map and tax map.)  Cost: $295.00 

FHA/HUD FNMA 1004 Full Residential Appraisal:

This report is typically ordered by your lender for specific FHA/HUD lending purposes.  Client should advise prior to inspection that appraisal is for FHA purposes. (Additional, required steps are required on inspection).  View https://ent.hud.gov to review approved FHA/HUD appraisers.

FNMA 2055 Exterior Drive By Appraisal:

This report provides an exterior inspection of the subject property only.  The appraisal reports on the condition of the neighborhood and subject site, includes an adjustment grid in the Sales Comparison Analysis, reports on typical marketing time in the area for similar properties and provides property profile (ex. Number of bedrooms and bathrooms).  The appraisal will comment on the subject's compatibility with other properties in the neighborhood, including general appearance and appeal to the market.  The appraisal includes exterior photography of the subject, photography of the comaprables (via alternate data sources), flood map, location map, zoning map and tax map.)         Cost: $195.00 

FNMA 1073 Full Condominium Appraisal:

This report provides an interior and exterior inspection of the subject property and an exterior inspection of the comparable sales.  The appraisal reports on the condition of the neighborhood and subject site, includes an adjustment grid in the Sales Comparison Analysis, reports on typical marketing time in the area for similar properties and provides property profile (ex. Number of bedrooms and bathrooms).  The appraisal will comment on the subject's compatibility with other properties in the neighborhood, including general appearance and appeal to the market.  The appraisal includes interior and exterior photography of the subject, photography of the comparables, interior sketch, flood map, location map, zoning map and tax map.)  Cost: $295.00 

FNMA 1025 Full 2-4 Unit Multi Family Appraisal:

This report provides an interior and exterior inspection of the subject property and an exterior inspection of the comparable sales.  The appraisal reports on the condition of the neighborhood and subject site, includes an adjustment grid in the Sales Comparison Analysis, reports on typical marketing time in the area for similar properties and provides property profile (ex. Number of bedrooms and bathrooms). Rental Comparables are provided within an adjustment grid. The appraisal will comment on the subject's compatibility with other properties in the neighborhood, including general appearance and appeal to the market.  The appraisal includes interior and exterior photography of the subject, photography of the comparable, interior sketch, flood map, location map, zoning map and tax map.)  Cost: $425.00 

FNMA Land Appraisal:

This report provides an exterior inspection of the subject property and an exterior inspection of the comparable sales.  The appraisal reports on the condition of the neighborhood and subject site, includes an adjustment grid in the Sales Comparison Analysis, reports on typical marketing time in the area for similar properties and provides property profile (ex. Land Size, Per Sqft. and/or Per acre). The appraisal will comment on the subject's compatibility with other properties in the neighborhood, including general appearance and appeal to the market.  The appraisal includes exterior photography of the subject, photography of the comparable, survey, flood map, location map, zoning map and tax map.)  Cost: $425.00  

FNMA 71B Full Commercial Appraisal & Complete Narrative Reports:

Commercial appraisals are "assignment specific" and are tailored to the particular property and requirements of the client.  Appraisals are assigned to the appropriate General Certified Appraiser. All commercial appraisals meet the Uniform Standards of Professional Practices (USPAP).  Commercial appraisal reports can range from limited exterior inspection reports to complete commercial narratives.  Assignments are accepted on a quote-only fee basis with clients approving the format of the report, credentials of the appraiser, the fee for the assignment and the turn around time necessary to complete the appraisal report. This active participation by the client assures Herold Appraisal Group and the client that both parties know exactly what they will receive and the costs associated with the appraisal prior to the beginning of any assignment. Fees typically range $975.00 to $1,500 for the 71B form appraisal and $1000-$3,500 for a narrative.

REO-Foreclosure FNMA 1004 Appraisal:

This report provides an interior and exterior inspection of the subject property and an exterior inspection of the comparable sales.  The appraisal reports on the condition of the neighborhood and subject site, includes an adjustment grid in the Sales Comparison Analysis, reports on typical marketing time in the area for similar properties and provides property profile (ex. Number of bedrooms and bathrooms).  The appraisal will comment on the subject's compatibility with other properties in the neighborhood, including general appearance and appeal to the market. Includes  supplemental addendum relating to any deferred maintenance that may be present. This appraisal provides "As-Is", "Subject to Repair" and "Quick Sale" values. The cost to cure is provided for all damage noted. The appraisal includes interior and exterior photography of the subject, photography of the comaprables, interior sketch, flood map, location map, zoning map and tax map.)           Cost: $295.00

ERC Employee Relocation: $425.00

Completion Inspection: $75.00 per hour

Recertification of Value Appraisal:

AVM - Automated Valuation Model: $50-$175

BPO - Brokers Price Opinion Model: $50-$175.00

All above fees are subject to change and are negotiable due to the nature of the specific job assignment. Herold Appraisal Group provides their fees as a means of educating the consumer as to the type of report they need and the approximate fee charged. The above is subject to errors and omissions.
