We can complete residential appraisals within hours if necessary and can provide portfolio appraisals of numerous properties throughout the country due to our trade affiliations with other appraisal companies. This is particularly effective in estate and matrimonial matters.
Raw land or improved sites is the area of our greatest expertise. We can evaluate the impact of zoning, traffic circulation and accessibility to Commerical land. We have completed developmental appraisals for numerous clients, including a 400-500 acre residential tract necessitating cost calculation of roads, sewers, bridges, blasting, etc.
One Example for the CPA's and Tax Lawyers:
We were asked to determine the maximum value of a 4 court tennis facility; 12 years prior to the date of the appraisal. We determined that 3 additional courts could have been built on the property at that time. We then calculated the cost of construction, projected income productivity and did an income approach on the combined existing and projected facility. Our income and cost data for the earlier period was supported by in-house data and review of income for that time period with other clients that owned commerical tennis facilities.
